Reservation & Payment Policy

To confirm your stay, a reservation deposit is required at the time of booking. The remaining balance is due prior to your arrival. We accept major credit cards and bank transfers.

Cancellation Policy

100% refund for cancellations made at least 14 days before arrival.
50% refund for cancellations made up to 7 days before arrival.
No refund for cancellations made within 7 days of arrival.

Minimum Stay Requirements

Weekends typically require a 3-night minimum.
Last-minute bookings may be available with a 2-night minimum.

Check-In & Check-Out

To help you enjoy every moment of your stay, please note our check-in and check-out times.

Check-In: From 4:00 PM
Check-Out: By 10:00 AM

Early check-in and late check-out options may be available upon request and are subject to additional charges. Please inquire with us in advance.

House Rules

To ensure a peaceful and respectful environment for all, we ask that guests kindly adhere to the following house rules.

Security Cameras: Cameras are placed on the property for security and monitoring purposes.
Age Requirement: The primary guest making the reservation must be 25 years or older.
No Smoking: Smoking is not permitted inside the mansion.
Responsible Alcohol Use: Excessive alcohol consumption is not permitted. Please use the property responsibly.
Pets: We welcome responsible pet owners and ask that pets be included in the reservation. A pet fee of $250 applies for the first pet, with an additional $150 per pet after that.

Event Policy

Roundtop Mansion is happy to host small gatherings, such as bridal showers, birthday parties, or other celebrations, provided they adhere to our occupancy and conduct guidelines.

Maximum Occupancy for Events: 25 guests or less.
Permitted Events: Small, responsible gatherings such as bridal showers and birthday celebrations.
Midweek Celebrations: Events can be hosted midweek at a flat rate. Please check with us for availability.
Communication Requirement: Please notify the host if your group includes sorority, bachelor, or bachelorette parties.
Additional Guests: $30 per person per night applies for groups exceeding 16 guests.

Occupancy & Sleeping Arrangements

Our estate is designed to sleep 16 comfortably across 8 bedrooms. However, additional accommodations are available if needed.

Sleeping Capacity: 16 guests across 8 bedrooms, with additional options like sleeper sofas, a daybed with pullout, and couches.
Additional Guests: For groups over 16, a fee of $30 per person per night applies. Please communicate any occupancy changes to the host.

Pool, Sauna, Cold Plunge, & Hot Tube Usage

Our wellness amenities are here for your enjoyment. To keep them in optimal condition, please adhere to the following guidelines.

Safety Covers: Ensure that the sauna, cold plunge, and hot tub are covered and strapped after each use to prevent damage and maintain functionality.
Glassware Restriction: No glassware is permitted in or around the pool and hot tub areas.
Supervision: Children must be supervised at all times.

Property Safety & Security

We prioritize the safety of our guests and the security of our estate.

Windows & Doors: Close and lock all windows and doors before leaving the property.
Security Cameras: Cameras are installed on the property for guest safety and security monitoring purposes.

Liability Waiver

By reserving your stay, you agree to take full responsibility for all guests on the property and to indemnify Roundtop Mansion from liability related to personal injury or property damage.

Cleaning & Maintenance

We strive to keep the mansion immaculate for each guest. Standard cleaning is included in your stay; however, if extensive cleaning is required, an additional fee may apply. Our team conducts regular maintenance to ensure all amenities function optimally, but please report any issues immediately.
